Proposed Infill Buildings
FOURPLEX 1
Massing - It has a similar scale as the surrounding buildings. It has two main masses, with a gable on the front to match the Victorian houses next to it.
Access - The building is on a corner site, with entrances from both streets.
Unit Size - It's divided into 4 units. Each unit is large enough to justify an internal stair. Each unit has 2 stories, about 25'x25' footprint, 2-3 bedrooms each.
Walk around the site to get a sense of where the building should go, and what size it should be.
Divide the building into its units, and decide where to put the entrances.
Place the stairs and ancillary rooms along the party walls. Prioritize natural light for the living/dining room.
FOURPLEX 2
Massing - The building takes up most of the site and is 2 stories. 1 story would have also worked.
Access - Entrances are from the long side where there is parking. The spacing of the entrances helped determine the number of units.
Unit Size - There are 4 units. The 2 in the middle are only 1 story each (about 760 sq.ft).
The existing parking lot helped determine where to place the building.
The building footprint is divided into thirds, each section is about 25'x25'. There are 6 parking spaces.
The middle section has the stair vestibule to the upper unit. The two end units have doors to the backyard.
SINGLE FAMILY
Massing - The main mass is about 25'x25', with a porch on the front, and an addition on the back. It has a hip roof instead of a gable.
Access - The front door location avoids walking through the parking.
Unit Size - The addition on the back could be rented out because it has its own entrance.
The parking lot in front could be a small yard if there is enough parking.
The addition on the back is offset from the side entrance.
The flex room in the addition could have a kitchenette if it is rented.
